Bangtao Beach Gardens (BBG) is a private residential complex and does not provide reception or concierge services. The common areas are managed by Jones Lang LaSalle Management Limited (JLL). Their office next to the main gate entrance is manned during normal office hours only.
The complex has 60 privately owned Apartments with lawns, landscaped areas, main pool, lap pool, gym, and meeting room which are Common Area facilities maintained by JLL. The two Villas are maintained separately and are not accessible as part of the BBG Common Area.
All owners and guests visiting or staying at BBG must have read these rules, and acknowledge that they understand and will follow and obey these rules.
Disregard for the rules or inappropriate behaviour will result in those responsible being told to leave the public areas, and if persists, to leave Bangtao Beach Gardens.
In case behaviour violating the rules is observed, it is recommended to document it if possible, and contact the security guard or the office staff to deal with it. It is advised to avoid personal confrontation.
GUEST ARRIVAL
All visitors to Thailand must register their place of residence with the Thai Authorities. JLL provide a Visitor Registration Service on behalf of Owners and Guests in residence at BBG. New arrivals should report to the office and present their passport to the Management within 24 hours of arrival or, if arriving on a weekend or public holiday, in the morning of the next working day after arrival. Failure to do this could incur penalties on the apartment owner and their guests.
All new arrivals will be handed a rules book. This must be signed to confirm that the guests understand and will follow the rules of BBG.
APARTMENTS
Many apartments are occupied by owners living full time in the complex. Please be respectful of your neighbors while staying here and be considerate of others with regards to the use of the facilities and general behavior.
The apartments are private, owned and managed by the owners. Only owners can ask JLL to make repair and improvements in their apartment. People who rent apartments must contact the owners if any repair is needed.
Roof terraces are the private property of the 3rd floor apartments below.
Any day visitors must be accompanied by a person in residence.
Towels and laundry must not be placed over balcony railings and sliding screens.
Stairwells are public area and must not be obstructed by private items such as shoes.
It is recommended to always lock doors and secure sliding windows when leaving the apartment.
Toilets are for disposal of human waste only. Do not throw sanitary napkins, cotton buds, wet wipes, condoms etc. into the toilet, as it can result in the pipes getting blocked.
Vaping and e-cigarettes are illegal in Thailand, as well as smoking marijuana in public places. Smoke and smell must not disturb other residents.
Open flame equipments are strictly prohibited, no gas or charcoal barbecue can be used in the apartments, on the balconies or on the roof terraces.
DISPOSAL OF LITTER
Garbage storage areas are provided adjacent to each block.
All garbage must be placed in the appropriate bins in the collection cages.
Please flatten and collapse cardboard boxes and place large water bottles beside the bin.
Do not leave garbage outside the apartment door or throw it into the garden.
GARDEN AND COMMON AREAS
Please note that all garden areas, including ground floor terraces, are Common Area and are maintained by our landscape contractor. Do not interfere with the gardeners or contact them directly. If you have any queries regarding the gardens please direct them to JLL’s management staff.
The Gardens are for the enjoyment of all BBG Residents, do not cut flowers or damage the plants.
It is not allowed to use apartments or common areas for commercial purposes.
Do not feed stray cats and dogs.
Pets must wear identification collars, dogs must be kept on a lead and walked outside the BBG complex.
Be aware that there can be snakes in the garden.
SHRINE
The Shrine is located adjacent to the entrance to the lap pool near the main gate.
Making offerings to this shrine is important in Thai culture.
Please be considerate and do not add anything or remove anything from the shrine.
SWIMMING POOL
There is no lifeguard on duty. Use of both pools is at your own risk.
Please shower before entering the pool.
Please wear appropriate swimwear in and around the pool.
Babies and toddlers must always wear a swimming diaper in and around the pool. Swimming diapers may be purchased from the Property Management Office and in Villa Market. Ordinary disposable diapers are not permitted in the pool.
Children under the age of 12 years must be accompanied by an adult.
No diving, jumping, pushing, running or rough play is allowed in and around the pool.
No pets, bikes, skateboards, roller skates or blades are allowed in the pool area.
Do not eat, drink, smoke or urinate in the pool.
Glass is not allowed in or around the pool. Please use non-breakable drinking glasses, plates, etc.
Please use earphones when listening to music or watching videos around the pool.
Towels left unattended on sunbeds for over one hour may be removed.
It is not allowed or safe to use the swimming pool during a thunderstorm.
Should the pool be fouled by broken glass, human excrement, urinating etc, the cost of draining, cleaning and refilling the pool (approximately 50,000 THB) will be charged to the owner of the respective apartment. The pool will be closed to protect the health and safety of other residents.
LAP POOL
All the above Swimming Pool rules apply to the Lap Pool.
Do not enter the Lap Pool straight from the gym. Shower thoroughly and change into appropriate swimwear.
The Lap Pool is primarily for people swimming lengths and they have priority.
Ball games, inflatable devices and toys are not allowed in the Lap Pool.
FITNESS CENTER
Use of fitness center equipment is at your own risk.
Children under 14 must be accompanied by a parent, or other adult, who is responsible for and accountable for their behaviour.
If you have a medical condition, you must ensure you are able to safely use the equipment.
Always use a personal towel when using the machines and weights.
Wipe down equipment after use.
Take a shower before entering the Lap Pool and change into appropriate swimwear.
Switch off lights, fans and the air conditioner if you are the last to leave the fitness center.
MEETING ROOM, BAR AND BBQ AREA
All owners and guests must book the facility for a private function at the office and pay a deposit. No food, drinks, glass to be taken to the poolside.
It is the responsibility of the person who made the booking to ensure that all areas have been thoroughly cleaned and all rubbish have been properly disposed before leaving. Failure to do so will result in the deposit being forfeited.
PRIVATE CARS, TAXIS, WORK VANS, AGENTS' CARS
There are no allocated parking spaces for apartments and vehicles must be parked responsibly between the lines.
All drivers must park within the lines of the marked parking spaces.
Motorbikes must be parked in the designated spaces.
Delivery drivers must be told to park properly and not leave the engine running.
